1. Buy property

We estimate that we look at 500+ deals to identify one property that meets our buying criteria.

2. IMPROVE & REPOSITION PROPERTY 

The property will be upgraded by increasing curb appeal. We unlock value by proactively addressing any physical or operating issues through aggressive asset management.

3. Raise rents

Improvements justify rent increases. Commercial property value is determined by the cash flow it produces, we are able to control (increase) the property value by raising rents.

4. IMPLEMENT “RUBS”

Ratio Utility Billing System fractionalizes the utility payments so that tenants are responsible for paying portions of the utility usage, this also increases cash flow.

5. INCREASE OCCUPANCY AT MARKET RATES

Vacant apartments will be filled and rented at current market rates ensuring that the property is maximizing cash flow potential.

6. REFI & ROLL

Once assets are stabilized, we refinance the properties to pull out equity.  We then return capital to our investors, and hold the asset for 10+ years.
